Why buy a HUD home? Start with $100 down.

On eligible HUD homes in Indianapolis and the surrounding central Indiana counties, owner-occupant buyers using FHA financing may put as little as $100 down. Here's what else can help.

$100 down with FHA

On HUD homes marked "$100 Down" eligible, owner-occupant buyers using FHA financing may put as little as $100 down. Closing costs and prepaid items are still due, so plan for those.

Owner-occupants bid first

Buyers who will live in the home get first chance to bid during HUD's exclusive listing period, before investors can bid.

Help with closing costs

HUD may help with closing costs if your bid asks for it. Asking for it lowers HUD's net, so we'll talk through whether it makes sense for your bid.

Fixer-upper? 203(k) financing

An FHA 203(k) rehab loan lets owner-occupants roll the purchase price and the cost of repairs into one loan.

Good Neighbor Next Door: 50% off

Eligible full-time law enforcement officers, firefighters, EMTs and Pre-K–12 teachers can buy eligible HUD homes in HUD revitalization areas at 50% off the list price, if they live in the home for 3 years. Learn more on HUD.gov.

Please note: *Eligibility depends on the property, the financing and the buyer. Not every HUD home qualifies for $100 down, 203(k) financing or Good Neighbor Next Door. Talk to your lender, and ask us which listings qualify. HUD homes are sold as-is.

Browse HUD homes for sale

How buying a HUD home works

Simple steps, and I'm with you the whole way.

1. Find a home

Browse the HUD Home Store or tell us what you want. We'll check the listing period, bid deadline and financing codes with you.

2. See it and inspect it

HUD homes are sold as-is. HUD makes no repairs, so get a home inspection before you bid. I'll point out the big-ticket items to look at.

3. We submit your bid

You can't bid on a HUD home yourself. As a HUD registered broker, I submit your bid through HUD's online system before the deadline.

4. Accepted bid to closing

If HUD accepts your bid, I'll guide you through the contract, your lender and the title company all the way to the closing table.
