Buying a new home? Bring your own agent. It costs you nothing.

The builder's sales rep works for the builder. I work for you. With extensive home building experience, including quality-control work on new home construction, I know what to look for. I negotiate hard for the best price and incentives on spec and quick move-in homes, like price cuts, closing-cost help and rate buydowns, then oversee your home from contract to closing: walking the build at key stages, tracking the schedule, flagging problems and making sure every punch-list item is finished before you sign.

How I protect you on a new build

We help buyers purchase new homes from builders like M/I Homes, D.R. Horton, Arbor Homes, Beazer Homes and Fischer Homes. In most cases the builder pays my fee.

Best price & incentives

I negotiate hard on spec and quick move-in homes for price cuts, closing-cost help and rate buydowns.

Builder & QC experience

I've done quality-control work on new home construction, so I know where problems hide and what to check at each stage.

Oversight from contract to closing

I walk the build at key stages, track the schedule, flag problems and make sure every punch-list item is finished before you sign.

Important: Register me with the builder before your first visit, call or web form so I can represent you.

Current spec & quick move-in homes

See each builder's homes that are ready now or coming soon, then book a time with me before you visit or call the builder.

Builder inventory, prices and incentives change often and are set by each builder. Gard Real Estate is not affiliated with these builders.
