HUD homes, BPOs, and honest local eyes on every property.

I'm Rick Gard, a principal broker since 2014. I help first-time buyers and investors find and bid on HUD homes in Indianapolis, and I give out-of-town investors and wholesalers a straight read on properties before they commit, from the foundation to the furnace.

Free HUD Bid Consultation & Comps Review

Looking at a HUD home or an investment property? I'll walk you through the bid process and pull recent comparable sales so you know what the numbers look like before you bid.

No cost, no obligation. A consultation is guidance, not a guarantee of any bid outcome or property value.

What I do

A lean, hands-on buyer's agent practice. You work directly with me, not a call center.

HUD Home Bids

We can get you into HUD homes. I help buyers find HUD homes listed on the HUD Home Store and get ready to bid. I'll help you understand the listing, the bid periods, and set a bid backed by local comps.

Broker Price Opinions (BPOs)

Market value opinions for lenders, asset managers, and investors, based on an exterior or interior visit and current comparable sales.

Foreclosures, REO & Repo Homes

Help finding and evaluating bank-owned repo homes and foreclosure properties, plus what to watch for when a house has been sitting empty.

Short Sales

Guidance for buyers working through a short sale, including what to expect on timelines and lender approval.

Property Evaluations for Investors

Out-of-town investors and wholesalers: I'll walk the property for you and report on condition, with extra attention to foundation and HVAC issues, plus photos and comps.

Comps & Pricing Review

A second look at the numbers using recent sales and online estimates like Zillow, checked against what I see on the ground.

First-time buyers: HUD homes and VA home loans

A HUD home can be a smart way into your first house. I'll walk you through the bid, the financing, and what to check before you commit.

Owner-occupant buyers

If you plan to live in the home, HUD often gives owner-occupants an early bidding window before investors. I'll help you watch for listings in Indianapolis, Greenwood and the rest of Johnson County and get your bid in on time.

FHA, FHA 203(k) & VA loans

Many HUD homes can be bought with FHA financing, and FHA 203(k) loans can roll repair costs into the mortgage. Veterans can ask their lender about VA home loans. I'll help you understand the options so you can talk to a lender with the right questions.

Know the house before you bid

HUD homes are sold as-is. With my foundation and HVAC background, I'll point out the big-ticket items to look into so there are fewer surprises after closing.

Good to know before you buy

Plain-spoken answers to the questions I hear most.

How HUD bidding works

  1. HUD homes are listed on the HUD Home Store website.
  2. HUD bids are placed through the HUD Home Store, and I'll walk you through how your bid gets submitted.
  3. Owner-occupant buyers often get an early bidding window before investors.
  4. HUD reviews bids after each period closes and accepts the one that works best for it, not always the highest.
  5. Homes are sold as-is, so inspect and run comps before you bid.

What is a BPO?

A Broker Price Opinion is a licensed broker's estimate of what a property would likely sell for, based on its condition and recent comparable sales. Lenders and investors use BPOs as a faster, lower-cost alternative to a full appraisal. A BPO is not an appraisal.

Why out-of-town investors need local eyes

Listing photos and online estimates don't show a cracked basement wall, a dead furnace, or what the next street over looks like. Having someone local walk the property can save you from a costly surprise after closing.

Foundation & HVAC red flags

  • Stair-step cracks in block walls or bowing basement walls
  • Doors and windows that stick, sloping floors
  • Water stains, efflorescence, or a damp crawlspace
  • Older furnace or A/C, rust, or signs of a refrigerant leak
  • Missing or disconnected ductwork in vacant homes
